If not for the "grandfathered" location of our client's existing cottage, this amazing site 200 feet above Port Townsend Bay, would be un-buildable today. Lying almost entirely within an Environmentally Critical Area, and required setbacks in addition, there was no site left. After much (skillful) negotiation with the City, we were allowed to move the existing cottage to within 5 feet of the street property line, and in remodeling, almost tripled the square footage by adding a full basement (photo studio, utility space and guest suite) and a new second floor master suite.

Our client grew up in New England, and with the design of this remodel, on the bones of his existing cottage, he got the Cape Cod cottage he envisioned.
